The Assessor, Diann Lulis, handles real and personal property listings and
assesses property as required by state law equal to 50 per cent of true cash value. The
State Tax Commission provides the guidelines for determining uniformity and equity. These
assessments are used to determine property tax bills. All records are available to the
public for review. The annual property assessment notices are mailed to property owners
prior to the first scheduled Board of Review meeting in March. These dates will be listed
on your assessment notice.
Property owners have the opportunity to appeal their assessment each spring when
the Board of Review meets. You may appeal by mail or in person. If you choose to present
your appeal in person, a scheduled appointment is necessary. The Board of Review meets at
the Municipal Building and each property owner is given 10 minutes to present their
information. The board meets in March with residents who appeal their property
assessments. The board meets in July and December to approve clerical errors or mutual
mistakes of fact or allow any homestead or poverty-type exemption.
When appealing your assessment be prepared. You should have photographs of your
house and of comparable houses in your area. Have appropriate facts and figures to support
your appeal. This information must be left with the Board of Review and you will be
informed by mail if your appeal has been granted. Appearing before the local Board of
Review is necessary to protect your right to a future appeal, if needed, to the State Tax
Tribunal in Lansing. |
